— Where to find real space around Colorado, region by region

From a Colorado Native

Looking For
Room to Roam?

I grew up in Colorado, and outside of real estate I run my own land investment company — land and acreage properties are where I spend most of my own time, not just where I sell.

Acreage buyers are looking for something different than suburb buyers. It's not about school ratings and walkability — it's about how many acres are actually usable, whether the water rights and well capacity support what you want to do, what the zoning actually allows, and how far you really are from everything else in your life.

This guide breaks down the areas around Denver metro where genuine acreage and horse property still exist — organized by region, with honest notes on price, typical acreage, and what to know before you buy. Some of these are classic, established horse country. A couple are honest "worth the drive" picks I get asked about often enough to include.

Whether you're looking for a starter 2-5 acre parcel or a working 40-acre spread, I can help you find the right fit and make sense of what a piece of land can actually support.

Southern Corridor

The heart of Denver-metro acreage country — Elizabeth, Franktown, Parker, Elbert, Kiowa, Sedalia, Castle Rock, and Black Forest.

Elizabeth Colorado acreage
Elizabeth

$600K–$3MTypical Price
2–100 acTypical Acreage
~4,200Population
40–45 minTo Denver
Elizabeth is the anchor town of the acreage corridor southeast of Parker — a real small town with a downtown, its own school district, and a genuine ranching history that hasn't been paved over. Inventory here ranges from 2-acre starter parcels with a modest house to full 80-100 acre working ranches with custom estate homes, which means the price range is genuinely wide. Zoning is agricultural-friendly and HOAs are the exception, not the rule.
Best For
Buyers who want a real small-town center surrounded by genuine acreage, with options spanning from an entry-level 2-acre parcel to a serious 100-acre ranch.
Acreage Tier
Small–Large parcels (2–100 ac) -- 37% Growth Since 2010
Know Before You Buy
Elizabeth School District is its own district, separate from Douglas County — worth checking boundaries carefully since some nearby addresses zone into Elizabeth and others into Douglas RE-1.

Franktown is the original money in Denver-metro horse country — big custom homes on serious acreage, mature landscaping, and a reputation that goes back generations. Inventory spans from smaller 2-acre parcels up to genuine 40-acre estates with full equestrian infrastructure. Castlewood Canyon State Park sits right at its doorstep.

Best For
Families who want acreage but aren't ready to give up quick access to Parker's schools, shopping, and services.
Acreage Tier
Small–Large parcels (2–20 ac) -- 15–20 min To Parker

Best For
Buyers prioritizing land over commute time — working ranches, hobby farms, and anyone who wants serious elbow room.
Acreage Tier
Small–Large parcels (2–100 ac) -- Ag Zoning Standard

The commute is the trade-off — budget 45-55 minutes to downtown Denver depending on exact location. This is a place people move to, not through.

As the Elbert County seat, Kiowa has a bit more infrastructure than its neighbors while keeping the same wide-open acreage character. Parcels here skew larger than almost anywhere else in the guide — 10 acres is the practical starting point, not the ceiling.
Best For
Buyers who want serious acreage (10+ acres) as the baseline, not the exception, and don't mind a longer commute.
Acreage Tier
Large parcels (10–100 ac) -- Large Parcels The Norm

The unincorporated land ringing Castle Rock offers acreage living with easy I-25 access and Douglas County's well-regarded schools — a strong option for buyers who want land but need to stay commute-friendly to both Denver and Colorado Springs. This is one of the pricier acreage markets in the guide given the location.
Best For
Dual-commuter households needing I-25 access in both directions, plus Douglas County schools, who have room in the budget for the location premium.
Acreage Tier

Black Forest is genuinely famous acreage and horse-property territory — dense ponderosa pine forest, wide trail networks, and a strong, long-established equestrian culture. It's really a Colorado Springs/Monument-area community rather than Denver metro, so the commute is a real commitment, but the land itself and the price-per-acre value are hard to beat.

West & Foothills

Golden, Evergreen, Indian Hills, Conifer, and the acreage pockets of Arvada — mountain and foothills terrain, tree cover, and a completely different feel from the plains east of I-25.

Golden sits right where the plains meet the foothills — the Jefferson County seat, home to Colorado School of Mines, and one of the most desirable addresses in the entire metro. Acreage properties here, mostly toward Golden Gate Canyon and the ridges above town, command a real premium for the combination of mountain views, top-tier schools, and a genuine walkable downtown minutes away.
Best For
Buyers who want foothills acreage without sacrificing a short commute or Golden's downtown amenities, and have the budget for the location premium.
Acreage Tier
Small–Mid parcels (2–10 ac) -- Mines/Downtown Nearby
Know Before You Buy
This is one of the most expensive acreage markets in the guide — the premium reflects proximity as much as the land itself, so it's worth comparing price-per-acre against Evergreen or Conifer before committing.

Evergreen is the foothills town most Denver buyers picture when they imagine mountain acreage living — a genuine walkable downtown around Evergreen Lake, strong schools, and acreage properties tucked into the surrounding hills. It's a deep, established market with a huge range of price points, from approachable 2-acre parcels up to sprawling 40-acre luxury estates.

Buyers who want a real town center and community feel alongside their acreage, across nearly any budget.

Buyers who want foothills acreage with strong highway access across nearly any budget or acreage need.
Acreage Tier

The far western edge of Arvada, where the suburb gives way to unincorporated Jefferson County, holds onto a handful of genuine acreage parcels with foothills views — a smaller, less-known pocket that's worth checking for buyers who want land without leaving the northwest metro.
Best For
Northwest-metro buyers who want acreage without relocating to the foothills proper or the far northern suburbs.
Acreage Tier

Strasburg, Bennett, and Watkins run along the I-70 corridor 35-50 minutes east of downtown Denver, and together they're genuinely one of the most affordable ways into meaningful acreage in the entire metro area. Flat, open plains land dominates — practical for hay production, livestock, or simply space — without the premium pricing of the foothills or Boulder County markets. Watkins sits closest in and nearest DIA; Strasburg and Bennett stretch further out with larger, more affordable parcels.

The Process of
Buying a Home on Acreage

These are still full residential home purchases — but a house sitting on acreage comes with a few extra things a standard suburban search never touches.

1
Start With a Conversation
We'll talk through what you actually want out of the home and the acreage around it — horses, privacy, room to spread out — not just a bedroom count and an acreage number.
2
Get Financing in Order
These are standard home purchases, but well, septic, and larger parcels can affect appraisal and underwriting. I'll connect you with lenders who know how to handle that before we start touring.
3
Vet the Well & Septic
Most of these homes aren't on city water and sewer. Well capacity and septic condition matter as much as anything inside the house — we check them before you fall in love with a property, not after.
4
Confirm Zoning & Land Use
Before we go further, we confirm what the county actually allows on the property — outbuildings, arenas, additional structures, ag exemptions — so there are no surprises later.
5
Tour the Home & the Property
Photos can't show you fence lines, drainage, outbuildings, or how the house actually sits on its acreage. We walk the whole property together, not just the rooms, before you commit.
6
Close With Confidence
From accepted offer to closing day, I coordinate the home inspection alongside well, septic, and water tests, and title work — so nothing about the house or the land surprises you at the table.
